What should I be looking for:
There are TWO types of seller -
Private Seller
(could be via estate agent)
- Find out whether the seller is an individual or a repossession/probate by asking the estate agent **
- Find genuine discounted deals via newspaper ads, leafleting, online marketing
- Negotiate genuine discounted price - use our online calculator to understand whether you will leave money in the deal or get money out of the deal (link)
- Collect comparables from all estate agents of recently sold, exchanged or under offer deals (min 3)
- If deal is through estate agent, then request estate agent to offer seller an appointed solicitor with legal fees fully paid. Benefit for seller:

- Quicker completion 28 days

Repossession/Probate
- Look for properties which don't need work (i.e. properties which will get a RICS valuation you want in its present condition)

- If needed show proof of funds by getting a Simple to Bridge Proof of Funds letter (call us at this stage)
